These terms and conditions apply to all bookings and rental agreements for the rental of the weekend house between landlord and tenant.


Contract conclusion:

  • The rental agreement is concluded upon confirmation of the booking by the landlord (in writing or electronically).
  • Amendments or supplementary agreements must be in writing.


Rental property:

  • The weekend house described in the contract is rented out, including the specified equipment.
  • The rental property may only be used for residential and recreational purposes.
  • Rental only for adults.
  • Smoking is not permitted in the house. Violators will be charged €400.00 or the amount will be deducted from their security deposit.
  • Subletting or transferring the property to third parties is not permitted.


Garden use:

  • Loud music that disturbs the neighborhood is not allowed.
  • Setting up tents in the garden is not allowed.
  • Barbecuing is permitted. A lit barbecue must not be left unattended.
  • The grill must be cleaned after use.
  • Cooled ashes must be disposed of in the residual waste bin.
  • Dog droppings must be removed.
  • Ripe fruit may be picked for personal use.


Rental period:

  • The rental period is stated in the booking confirmation.
  • Arrival no earlier than 3 pm.
  • Departure by 11 a.m.


Rental price and payment terms:

  • The rental price is stated in the booking confirmation.
  • 20% of the total travel cost is payable upon booking.
  • The remaining 80% of the total travel amount will be debited 14 days before arrival.
  • A deposit and the remaining balance are due on the agreed dates.
  • In case of late payment, the landlord is entitled to withdraw from the contract.
  • We charge €90.00 per stay for final cleaning.
  • Dogs stay free of charge


Deposit:

  • The landlord can demand a security deposit.
  • The deposit will be refunded after the house has been returned in good order, provided there is no damage.


Cancellation / Withdrawal:

  • The tenant can withdraw from the contract before the start of the tenancy.
  • The cancellation conditions and costs agreed upon in the contract apply.
  • The landlord is making every effort to rent the property to someone else.


Tenant's obligations:

  • The rental property and its contents must be treated with care.
  • No inventory may be stolen. This also applies to towels.
  • Any damage incurred must be reported to the landlord immediately.
  • The house rules must be observed.


Occupancy:

  • The weekend house may only be occupied by the agreed number of people.
  • Pets are only allowed with prior approval.
  • Parties and bachelor/bachelorette parties are not allowed.


Liability:

  • The landlord is only liable for damages resulting from intent or gross negligence.
  • The tenant is liable for all damages caused by him or his fellow travelers.


Defects and complaints:

  • Defects must be reported to the landlord immediately.
  • A subsequent notification of defects does not entitle the tenant to a rent reduction.
  • Damage caused by humans or animals must be reported and will be billed accordingly.


Final cleaning and return:

  • Unless otherwise agreed, the rental property must be handed over in a clean and tidy condition.
  • Waste must be disposed of separately.
  • Dishes must be left clean.
  • A special cleaning fee of €400.00 will be charged for a heavily soiled holiday home.


Force majeure:

  • In the event of force majeure that makes the rental impossible, there is no entitlement to compensation.


Data protection:

  • The tenant's personal data will be used exclusively for contract processing.


Using the Wi-Fi:

  • The use of the Wi-Fi is permitted exclusively to the tenants named in the rental agreement.
  • Using the Wi-Fi is free.
  • Specifically prohibited are: accessing, distributing or offering illegal content, using file-sharing, peer-to-peer or streaming services insofar as these infringe copyright, sending spam or malware, and any action that violates applicable law.
  • The landlord assumes no liability for the constant availability of the Wi-Fi or its speed.
  • An interruption or disruption of the Wi-Fi network does not entitle the tenant to a rent reduction.
  • The landlord does not store or monitor any content related to internet usage.


Final provisions:

  • The laws of the Federal Republic of Germany apply.
  • Should individual provisions be invalid, the validity of the remaining provisions shall remain unaffected.
